I could not have been more impressed with the service provided by Property Buyer and my buyers agent Matthew Corbett. After casually looking for a home on and off for a few months my parter and I found a possible home during an open house on a Saturday. I contacted property buyer on Tuesday and spoke with my buyers agent on Wednesday. By Thursday I was reading a comprehensive appraisal on the property and on the suburb and the market appraisal. On Friday and offer was made and a price negotiated and the offer was accepted. Property Buyer arranged for an urgent review of the contract and I signed a contract on Friday afternoon. We’re a boutique residential developer and have completed several projects with Rich and his team who provided expert and professional input at several stages through the process. Employing Matt was an essential part of securing a fine investment property in one of Sydney's best suburbs. We had been watching the real estate marketing online and in the paper for over a year but found ourselves way out of our depth when we actually started viewing properties. We found the Sydney property market to be quite expensive, very fast moving and very intimidating. We were first time buyers who could not afford the type of house we would ideally like to live in on the Northern Beaches and so followed up on the recommendation from our mortgage broker to investigate the services of a 'buyer's agent'. Matt Corbett is propertybuyer's Northern Beaches expert. He was really patient and excellent in his questions which helped us to define our brief and prioritise what was important to us. Armed with a brief, Matt then hit all the listings hard and followed up on all potential properties as soon as they came up. It gave us such peace of mind to know that we were in safe hands and had someone on our side to help us navigate our way through what would typically be a very stressful and frustrating journey. We had a 9 month old son at the time so having someone on the road viewing the properties as soon as they came up fast forwarded the whole process enormously.
I think it took less than 4 weeks to find what is now our first home in Sydney and we are very happy with the house, the location and the price we paid for it. Matt was very friendly and professional. He knows his stuff and advised us very well in all of our decision making, but added to this, he is just a really nice guy, which meant we were totally comfortable and at ease with him and felt we could be very honest with him. Whilst I believe that we would have eventually purchased a property in our desired area, on our own, I know in hindsight that it would have been with more stress and with a larger price tag without the help of Matt and propertybuyer. Prior to securing our property, Matt negotiated on our behalf on two other properties. Both properties eventually sold well above Matt's valuation and we were honestly comfortable to walk away knowing we could get better value for money elsewhere.
During our third negotiation we were even more thankful to have Matt given the vendor's agent was very difficult to deal with and quite aggressive. As a home buyer, we found Matt's expertise, professionalism and calmness under pressure extremely reassuring throughout what was an extremely stressful period. There is no substitute for an insider's view of the residential real estate industry, regardless of how much you think you have learned from the media and talking to friends. We relocated from London to Sydney with a new baby and required a home immediately. However, given the size of the investment, it was not something
that we wanted to rush into without the appropriate expertise in the market. We were in touch with Rich prior to our relocation and met with him immediately
upon arrival. When we found the "right" property, Rich took over and worked directly with the vendor's agent (whom he had dealt with in the past), keeping
us informed each step of the way.
Timing was of the essence after negotiations started. Rich visited the property for valuation and pulled in all of the necessary vendors (solicitors, bankers, inspectors) within a matter of hours. Inspections and contract reviews were completed within a few days and our involvement was limited to debrief calls with the experts. They educated and advised us on the process and concerns to enable us to make informed decisions. Rich was available through the weekend for calls - virtually around the clock. He also visited the property on the weekend to inspect a specific area of concern while we were on a business trip.

A person whose opinion I value greatly commended the services of a company they themselves had used and referred me to propertybuyer. I am extremely pleased that I took this advice. By securing the services of propertybuyer within less than a month of engagement, my family and I were able to find and subsequently secure what I truly believe to be the ideal home.
propertybuyer explained the process with great patience and clarity. They were faced with the stringent, at times contradicting desires of several parties, some of whom were overseas during the entire process. It never ceases to impress me that they were able to sift through all the information provided and come to an exact understanding of our wishes so as to compile a list of properties that seemed to suit the needs of all of us.
The search and subsequent attempts to secure this property happened to land in the midst of a very busy time for me so I was not able to dedicate the hunt very much physical time. The search came down to two properties. I instantly fell in love with one of them.
It is hard to put a price on the value of inside information. propertybuyer relayed their findings as to the current state of the property market, provided us with an accurate appraisal and gave a personal opinion on the suitability of the properties. However, and MOST importantly, during the negotiations they were able to manage not only the emotions of their client (I dare point the finger at myself) but also had to enough tactical sensitivity to manage the seller and their agent. I believe that this played a crucial role in closing the deal when it was barely hanging by a thread.
Despite being a first time buyer, I have been told many times not to vest emotions into a property that may potentially be lost, but I simply could not help it. It was unique in so many ways. A few weeks prior to engaging propertybuyer a friend asked me what my ideal property would look like. I proceeded to describe its features in detail so as to allow him to form an image in his head. When I showed him photographs of the property we'd managed to secure, he simply said "Amazing". Despite that I knew this to be an amazing property I had to clarify what he meant, so he said, "It is amazing that you had such a clear vision of what you wanted, but even more so is that fact that I am seeing it in front of me". My clients were looking for a large family home in excellent condition, specifically in Balgowlah Heights. The budget was $4m but I anticipated that a purchase of less than $3m would meet their requirements. The majority of the properties I showed them were off-market, including one that we had sourced from a letter box drop, when all other avenues had at the time been exhausted. The property we found was the best of its kind, superior to anything on the market and it totally met their needs. At the time there was quite a lot of public interest in other properties on the market, so it was important to move quickly. Hence, after a third inspection they were happy to proceed and secured the property quickly, before the vendor took it to the open market.
We couldn't recommend Propertybuyer enough, especially Matt. His knowledge and understanding of the property market is the best, bar none. He was always available to answer any questions or concerns we had and kept us on track to making the right decision. My clients were looking for a family home with a swimming pool in Mosman. They were happy to do a little bit of work, providing the house was in a great position. They loved the location where they were renting and subsequently we ended up securing a property that suited their needs, just 2 blocks away. It was a lovely character home, immediately livable but with good scope to add value, including a DA to extend upstairs. The house was very well maintained and reminded my clients of their home in Melbourne. It was listed to go to auction, but we managed it secure it prior, which is usually the best method in such an area at this particular price range.

Kirsty and Craig had been looking for a family home in good condition in the Beecroft area for some time and become frustrated with the market. Reluctantly, they were starting to consider the neighbouring suburbs when I came across this house in a lovely street in Beecroft. The house 2 doors up had recently sold prior to auction for $1.03m, despite having an estimated bidding guide of $950,000, so they felt that this property would also sell for $100,000 over its estimate. Jonathan was moving down to Sydney from Brisbane to begin work in January. He had a limited budget of $330,000 for a one bedroom property with good access to city transport. Jonathan came down to Sydney and we drove around the Inner West suburbs to orientate him with the suburbs that would fit his financial brief. I also showed him a reasonably sized studio in Newtown with a prized car space as an option which was much closer to the city and steps away from King Street. He decided he would sacrifice space for location and loved the electric mix of the Newtown strip along with the easy train access to the city.
I initially looked into engaging a buyer’s agent because I was purchasing in Sydney while living out of the state. However I found that it was so good having an expert on my side that I will be using propertybuyer again next time I am buying – even if I am living locally.

There was an offer accepted just over $1.1m, but the purchaser had second thoughts and although Liz was happy to match this offer, I moved quickly to secure the property for $1.075m, based on the high motivation of the vendor to get it done that day.

My clients were looking for a family home with a swimming pool in Mosman. They were happy to do a little bit of work, providing the house was in a great position. They loved the location where they were renting and subsequently we ended up securing a property that suited their needs, just 2 blocks away. It was a lovely character home, immediately livable but with good scope to add value, including a DA to extend upstairs. The house was very well maintained and reminded my clients of their home in Melbourne. It was listed to go to auction, but we managed it secure it prior, which is usually the best method in such an area at this particular price range.

My clients were looking for a large family home in excellent condition, specifically in Balgowlah Heights. The budget was $4m but I anticipated that a purchase of less than $3m would meet their requirements. The majority of the properties I showed them were off-market, including one that we had sourced from a letter box drop, when all other avenues had at the time been exhausted. The property we found was the best of its kind, superior to anything on the market and it totally met their needs. At the time there was quite a lot of public interest in other properties on the market, so it was important to move quickly. Hence, after a third inspection they were happy to proceed and secured the property quickly, before the vendor took it to the open market.

We had been watching the real estate market online and in the paper for over a year but found ourselves way out of our depth when we actually started viewing properties. We found the Sydney property market to be very expensive, very fast moving and very intimidating. Auction bidding.
We came to Matt Corbett from propertybuyer 48 hours before the Auction of our dream house. We got cold feet about bidding and hired propertybuyer to bid on our behalf. I talked to Matt 2-3 times before the Auction on Saturday and I was reassured by his knowledge during our telephone conversations.
On Auction day, Matt chatted to the Vendor's Agent and walked round the property to estimate it's value. The Auction started and despite the fact that Matt had told us he'd hold off bidding early, I had to turn away and investigate the garden when the Auctioneer started to say "going for the third time", Matt calmly raised a hand and said "and 20".

With respect to my recent property purchase of a three bedroom house, I would like to thank propertybuyer for the great result he achieved by securing the purchase prior to auction at a great price. Given our circumstances, my wife Naomi and I were not in a position to undertake any research for properties ourselves, and given that we had been away from Sydney for a few years, we had lost touch with the market. We engaged propertybuyer to find and bid for a property on our behalf and I am very satisfied with the results.
In my opinion, you justified the expense of engaging a property buyer in three ways.
1. The market was rising; if we delayed the purchase by a few months until our circumstances changed and we had time to search, the market would have risen by more than your fees. The time taken between engaging propertybuyer and securing the property was 23 days, in a rising market this translated into money saved.
2. propertybuyer negotiated a better deal than I could have through his experience and knowledge of the real estate market.
3. propertybuyer selected a property that should achieve capital growth, without knowledge of the market. I would possibly have paid too much for a house that may not have had growth potential.
In closing, my wife and I felt propertybuyer offered a fantastic service. We were comfortable right from the start and appreciate the work propertybuyer put in on our behalf.

Whilst I believe that we would have eventually purchased a property in our desired area on our own, I know in hindsight that it would have been with more stress and with a larger price tag without the help of Matt and propertybuyer.
Prior to securing our property, Matt negotiated on our behalf on two other properties. Both properties eventually sold well above Matt's valuation and we were honestly comfortable to walk away knowing we could get better value for money elsewhere.
During our third negotiation, we were even more thankful to have Matt given the vendor's agent was very difficult to deal with and quite aggressive. For all three negotiations, Matt was extremely efficient in organising viewings, providing valuations and comparisons, arranging all pest and building inspections and speaking to agents and solicitors. He was always accessible, either via phone or face to face. His honest and composed manner not only cut our anxiety levels completely but secured a great property. I would recommend Matt and propertybuyer to any buyer wanting to gain an advantage in a competitive property market.
After deciding to place our existing property on the market, we jokingly told Matt that it would be good if he didn't bring any of his clients through because we wanted to maximise our sale price!

I believe that this played a crucial role in closing the deal when it was barely hanging by a thread.
Despite being a first time buyer, I have been told many times not to vest emotions into a property that may potentially be lost, but I simply could not help it. It was unique in so many ways. A few weeks prior to engaging propertybuyer a friend asked me what my ideal property would look like. I proceeded to describe its features in detail so as to allow him to form an image in his head. When I showed him photographs of the property we'd managed to secure, he simply said "Amazing". Despite that I knew this to be an amazing property I had to clarify what he meant, so he said, "It is amazing that you had such a clear vision of what you wanted, but even more so is that fact that I am seeing it in front of me". As a first time buyer, we found Matt's expertise to be professional and his calmness under pressure extremely reassuring throughout what was an extremely stressful period. There is no substitute for an insiders view of the residential real estate industry, regardless of how much you think you have learned from the media and talking to friends. Matt regularly went beyond the call of duty, working weekends and evenings on our behalf as well as offering to undertake the pre-settlement inspection.
